There are many factors which need to be considered when purchasing a section. Some of these can have a major impact on the final cost of your new home. Factors such as size, slope, access, earthwork requirements and Council zoning all need to be addressed to ensure your home is achievable within your budget.

This is the part where your ideas and visions are put to paper to create the masterpiece you will soon call home. With Urban Homes you have the benefit of being able to choose one of our many existing, proven plans or design something unique with one of our experienced draughting team. Either way, we will work with you to maximise your new home's potential and transform your vision into a buildable reality.
We start with a scheme or concept plan. This is where we establish details such as how many rooms you require, layout of rooms, sizing, bathroom layouts, cladding options and material selections etc...
The concept can be easily modified and fine tuned until you are 100% happy that the plan has been created to meet all of your needs. It's from here that the working drawings are developed. We take your concept and add all of the relevant information (a lot of which is site specific) to a point where the plans are ready to be submitted to Council for a building consent.
No problem we can price those for you with a 7-10 day turnaround on quotes.
Once you are happy with the concept, we will give an estimate before moving forward with the working drawings.
It is at this point we require a deposit for the working drawings and when they are completed, we can give you a full contract fixed price for the build of your new home. Upon acceptance of our quote we will prepare and present you with a building contract which includes the following:
Once all paper work is in order we can proceed with the lodging of your plans for consent.
Urban Homes will apply for the building consent and monitor its progress through the various stages with the Council.
Local Councils have 21 working days to process and issue consent, however this can be extended if the Council requires any further information relating to the build.
On some occasions there are factors that don't become apparent until Council are involved which can delay the consent issue such as resource consents or engineering if required.
It is upon confirmation of the building consent being issued that our project manager will arrange for construction/earth works to begin (generally within 5 working days dependant on weather).
If resource consent or engineering is required, we can arrange for this to be done and all costs will be clearly outlined prior to engaging the draughtsman or the engineer.
This is the exciting part where everything starts coming together and the house starts taking shape. Before construction gets under way, we will set out a schedule and estimated time frame for completion of the build. As the build progresses we can confirm an exact completion date.
Our project manager will be in regular contact with you either by email or telephone to keep you well informed of the progress on site.
To keep your stress levels to a minimum our team are available to answer any questions and solve any problems that may arise throughout the construction period so please don't hesitate to ask, no matter what the issue.
Invoicing will be done through this period in the form of stage payments which will be clearly outlined in the payment schedule in your contract.
Upon completion, your new home will be professionally cleaned inside and out. A final code of compliance inspection with the Council will now be undertaken and a certificate issued.
Prior to possession of your new home our project manger will meet on site for a walk through to make sure you are 100% satisfied with all aspects of construction.
Once your final invoice has been paid we will hand over the keys, warranties and 10 year guarantee.
It is at this point that our contract works insurance will end so we will remind you to make sure your insurances are up to date.
